Bungalows and chalet bungalows

Bungalows have a lot of roof relative to the size of the house, so the condition of the roof has a big effect on the whole property. Chalet bungalows, with rooms built into the roof space, add dormer windows, internal walls close to the slope and limited ventilation, which can make them prone to both leaks and condensation.

Because bungalow roofs are low, many repairs can be reached more easily than on a two-storey house, which can simplify access. We look at the tiles, the ridge and the junctions with any dormers before recommending what to do.

Dormers and loft conversions

Dormers added in loft conversions often have a small flat roof on top and tile-hung or clad cheeks at the sides. The points where the dormer meets the main roof, and the edge of its flat roof, are where water most commonly gets in. Repairs usually involve the flat roof covering, the lead or flashing at the junctions, or both.

Suburban semis and extensions

Interwar and post-war semis across Uxbridge, Hillingdon and Ickenham often have hipped roofs with clay or concrete tiles. Hip tiles, ridge mortar and the bottom courses of tiles above the gutter are typical problem areas. Single-storey rear extensions with flat roofs are common too.

The result is condensation on the underside of the roof covering, which can be mistaken for a leak. If damp appears in cold, dry spells rather than after rain, we look at how the roof is ventilated as well as at the tiles.

Closer to the centre of Uxbridge there are older terraces and period buildings with slate roofs and chimney stacks. These need the same careful approach as any older roof, with slates refixed or replaced to match and leadwork shaped to each junction.
