Chiswick roofing

Roofers in Chiswick

Rayner’s Roofing works on homes in Chiswick from our base in Staines, well inside the 30-mile area we cover. Much of our Chiswick-area work involves older terraced and semi-detached houses, where slate, lead and chimney details need careful handling.

Roofing for period terraces and villas

A large share of Chiswick’s housing dates from the Victorian and Edwardian periods. Many of these homes have natural slate or clay tile roofs, decorative ridge tiles and tall brick chimney stacks shared along the terrace. When roofs of this age start to let water in, the cause is often fixings that have corroded over time, so slates slip one by one, rather than a single dramatic failure.

Where a few slates have moved, they can be refixed. Where many are slipping because the nails have rusted through, stripping and relaying a section, or the whole slope, gives a more lasting result. We explain which situation your roof is in after looking at it.

Valley gutters and parapet walls

Some London terraces have a valley or ‘butterfly’ roof hidden behind a front parapet, with a lead-lined gutter running down the middle. These gutters collect leaves and silt, and the lead can crack after decades of expansion and contraction. A blocked or split valley gutter often shows up as damp on a top-floor ceiling.

Parapet walls and party walls that rise above the roof also need sound flashing and pointing. Our leadwork service covers the valleys, soakers and flashings these roofs rely on.

Rear extensions and flat roofs

Single-storey rear and side-return extensions are common on Chiswick homes, and many have flat roofs. The junction where the flat roof meets the back wall of the house is a frequent source of leaks, as are rooflights set into the roof. We repair and replace flat roofs on extensions, paying particular attention to upstands, edge trims and drainage.

Chimneys on older houses

Shared chimney stacks on terraced houses carry several flues and take a lot of weather. Weathered pointing, cracked flaunching and tired flashing all let water into the chimney breast. Our chimney repairs include repointing, new flashing and work to the tiles or slate around the stack.

Conservation areas

Parts of Chiswick, including Bedford Park and the riverside, are conservation areas, and the London Borough of Hounslow may have expectations about materials on front roof slopes. If your home is in one, it is worth checking with the council before changing the covering or the look of the roof. Like-for-like repairs are usually straightforward.

Arranging a visit

Tell us what you have noticed, whether that is a damp patch, slipped slates or an overflowing gutter, and send a photo if you have one. We arrange a time to look at the roof and then provide a written quotation. We work Monday to Friday, 7:30am to 8pm.

Frequently asked questions

Do you cover all of Chiswick?

Yes. Chiswick is within the roughly 30-mile area we cover from Staines, along with nearby Brentford and Isleworth.

Can you repair a Victorian slate roof without replacing it?

Often, yes. Slipped or broken slates can be refixed or replaced individually. If slates are slipping across the whole roof because the nails have failed, relaying the slope is usually more sensible.

My top-floor ceiling is damp but the roof looks fine from the street. Why?

On many terraces the roof drains into a hidden central valley gutter behind the front parapet. If that gutter is blocked or the lead has split, water can get in without anything being visible from the street.

Do I need permission to re-roof in a conservation area?

Like-for-like repairs usually do not, but changing the material or appearance of a roof in a conservation area may need consent. Check with the London Borough of Hounslow before making changes.

Do you fix leaking flat roofs on rear extensions?

Yes. We repair and replace extension flat roofs, including the upstand where the roof meets the house wall, which is one of the most common leak points.
